Once we have the Scope of Work, we Revenue Engineer wherever it makes sense to. It’s similar to value engineering, except Revenue Engineering is geared specifically for multifamily income properties. It lets us look at separate parts of the renovation and ask whether they might help generate more rental income. If, say, the owner is planning on a long term hold for the property, Revenue Engineering would consider life cycle cost for appliances and plumbing fixtures. If the owner wants to reposition for increased rental rates, it lets us look at the potential revenue impact of different decisions. We find it a useful analytical tool.
